Erin's experience includes representing multi-state leasing portfolios for some of the nation’s largest landlords, overseeing more than 4.5 million square feet of office, retail and industrial space in California, Washington, Colorado, Texas, and beyond. Among Erin’s diverse work product, she has closed on acquisitions and dispositions of commercial properties nationwide and handled the merchant-builder purchase and sale agreements for a planned community.
The depth of her leasing experience is a benefit to her clients in purchase and sale transactions as she can quickly identify and resolve leasing issues when they arise.
Her multifaceted, straightforward, business-minded approach extends across a spectrum of leasing, purchase, and sale issues, including straight leases, renewals, broker listing agreements, and sublease and assignment transactions. Erin's landlord clients appreciate her quick turnaround for leasing transactions. To accomplish that, she narrows her focus to fight for the issues that matter to her clients and not lose momentum over minor concerns when it stands in the way of the client's overall goals. During economic downturns Erin is called on by clients to review entire real estate and leasing portfolios in order to navigate a clear path forward in minimizing potential risk or exposure and to draft workout amendments.
Erin approaches all deals from her client's perspective, understanding business objectives as well as time and budget constraints. She consolidates all questions to make it easy on clients' time and budgets, so there is one phone call, email, or meeting instead of twenty to resolve pending issues.
There is very little that Erin or her team have not seen or done before. That collective knowledge means clients are not paying her to get up to speed if and when complex problems surface. When needed, Erin can identify and quickly leverage resources from her colleagues in tax, bankruptcy and creditors' rights, land use, environmental, and other areas of law, allowing her to efficiently uncover a problem, its root cause, and come up with a timely solution.
