Alain M. R'bibo

Partner

Alain R'bibo is a partner in the Century City office. Since joining Allen Matkins in 2006, he has served in several leadership positions including Co-Chair of the Century City Real Estate Department. He currently serves on the firm's Management Committee. 

For more than 20 years, Alain has acted as a strategic advisor to many of the leading real estate firms in the country on some of their most significant transactions. Representations include Blackstone, Hines, Tishman Speyer, Preylock, Tesla, Karney Management, Sumitomo Life, Lubert-Adler, The Ratkovich Company, Kilroy, Silverstein, DRA Advisors, River Oaks Properties, The Moinian Group, Woodridge Capital, Equity Office Properties, Concord Capital Partners, TIAA-CREF, Brookfield, CBRE Global Investors, Westfield, and JPMorgan. 

In recent years, Alain has developed an expertise in EV related real estate projects, having represented many leading EV firms in their real estate and infrastructure transactions across the country.

As a business advisor, Alain is regularly called upon to provide insights on real estate market trends and has guided clients through various market cycles and understands how to mitigate risk in the face of economic fluctuations. Clients turn to Alain for advice on complex purchase and sale, leasing, joint venture and related transactions, and the operations and management of portfolios across the country. Guidance includes structuring economic and non-economic terms; drafting and negotiating letters of intent, purchase agreements, and ancillary agreements; and conducting all aspects of due diligence. Leasing experience includes ground leases, sale-leaseback, complex build-to-suit, and retail franchise leases.

Alain is a frequent lecturer at Southern California law schools and business schools and has been cited by national trade and business publications.

Before joining Allen Matkins, Alain began his career as a bankruptcy restructuring attorney where he gained commercial litigation and restructuring experience. His litigation experience aids in his ability to anticipate and mitigate potential risks as a transactional attorney. Alain was also extensively involved in the airline bankruptcy cases of the early and mid 2000s, in particular, cases involving the recharacterization of airport facility subleases as disguised financing vehicles.

Committed to philanthropic work, Alain serves on the Board of Directors and as a volunteer for several not-for-profit organizations including Maor Academy (which serves Jewish children with special needs) and his alma mater, Valley Torah High School. He is a former martial arts competitor (American Kenpo) and enjoys hiking, basketball, and snowboarding. A first generation American with roots in Marrakech, Morocco, Alain is fluent in French and conversant in Hebrew and Spanish. He resides in the San Fernando Valley with his wife and four children.

ACQUISITIONS AND DISPOSITIONS

  • Preylock Holdings. Several acquisitions, sales build-to-suit leases, and development transactions opposite a major industrial tenant, valued at over $3 billion.
  • Hines. Acquisition, disposition, and joint venture development transactions throughout Southern California valued at over $2 billion.
  • Arroyo Realty Partners. Sale of a multi-project office and research facility portfolio in Honolulu, HI to Morgan Stanley for approximately $100 million.
  • Sumitomo Life Realty. Sale of Murdock Plaza and the assignment of underlying ground leases for over $125 million.
  • Concord Capital Partners. Acquisition of 35 property student housing portfolio valued in excess of $115 million.
  • Tishman Speyer. Sale of Grand Avenue Courtyard in El Segundo, CA to Realty Associates Advisors for more than $50 million.
  • William Carey International University. Sale of a nonprofit college campus for $46 million.
  • CarrAmerica (acquired by Blackstone Group). Acquisition of multiple Mountainview, CA properties for the development and expansion of its Silicon Valley portfolio valued at over $100 million.
  • Lubert-Adler. Acquisition of multiple retail centers throughout western United States.
  • First Beverage Capital. Acquisition, development and leaseback of beverage distribution facilities across the country.
  • MGA Entertainment. Sale and leaseback of office and distribution facility in Rialto, CA.

LEASING

  • The Ratkovich Company. Lease of 42-acre waterfront mixed-use retail and entertainment project in San Pedro, CA, a public-private partnership with the Port of Los Angeles.
  • Tesla. Advised company in numerous real estate transactions, including a $200 million, 360,000-square-foot lease for a new R&D facility in Palo Alto, CA.
  • Beacon Capital. Lease with Blueshield of California comprising approximately 267,386 rentable square feet in San Francisco, CA.
  • Hines. Build-to-suit office lease for the headquarters of Los Angeles World Airports comprising more than 111,000 rentable square feet.
  • Tishman Speyer. Build-to-suit creative office lease with United Talent Agency for more than 117,000 rentable square feet in Beverly Hills, CA; a build-to-suit military research facility lease with the University of Southern California for more than 73,000 rentable square feet in Playa Vista, CA; a lease with Mercedes Benz of Beverly Hills for more than 30,000 rentable square feet of luxury showroom and office space.
  • Kilroy Realty. Lease with FICO for more than 80,000 rentable square feet in San Diego, CA; a lease with Universal Music Group for more than 55,000 rentable square feet of creative office space in Santa Monica, CA.
  • Commonfund. Leasing and redevelopment of the world-famous Hollywood Palladium in conjunction with Live Nation.
  • Restaurant/Food Service. Represented landlords and tenants in multiple retail and restaurant leases, including Pinkberry, Smoothie King, Baskin Robbins, Togos, and SusieCakes.
  • Retail Banking. Represented landlords in multiple banking retail branch leases including Bank of America, Comerica Bank and Countrywide Home Loans.
  • Educational Facilities. Represented landlords in numerous educational facility leases, including the University of Phoenix and the University of Redlands.
