As operating partner of the Century City office, Spencer provides his clients with concierge legal services to deliver efficient, practical solutions that get deals done.     • LPC West. Obtained land use entitlements for 305-unit mixed-use project in Culver City, California. The project includes the first-ever Comprehensive Plan in the newly upzoned Fox Hills area and requires the preparation of an environmental impact report.
    • Hines. A 500,000-square-foot transit-oriented mixed-use project on Hollywood Boulevard in the heart of Los Angeles. The project replaces an existing automotive dealership with a 35-story residential tower, six-story office building, and a village of residential and commercial buildings. The project includes a package of complicated entitlements and the preparation of an environmental impact report.
    • AJ Khair. A mixed-use hotel and residential project on the Sunset Strip in West Hollywood, California. The project includes 172 hotel rooms, 46 condominiums, and digital signage. The project includes the preparation of an environmental impact report.
    • RLJ Lodging Trust. Land use entitlements for hotel projects in Santa Monica, California and Oxnard, California, both of which require approval from the California Coastal Commission.
    • London & Regional Properties. Obtained land use entitlements for an El Segundo 200,000-square-foot office project. The project included the adaptive reuse of an existing aerospace campus and the construction of a new 122,000-square-foot office building. The project required the preparation of a mitigated negative declaration and complex entitlements, including a zone text amendment.
    • Developer. Obtained land use entitlements for an Arts District mixed-use project including 129 live/work condominiums, 113-room hotel, and 73,000 square feet of retail and restaurant space. The project required the preparation of an environmental impact report and complex entitlements, including a General Plan amendment and zone change.
    • Developer. Obtained land use entitlements for permanent supportive housing in the Downtown Los Angeles area, funded by Measure HHH. The project required Transit Oriented Communities entitlements.
    • Developer. Obtained land use entitlements for a boutique 80-room hotel with ground floor and rooftop restaurants in San Pedro. The project required complex entitlements and represented the first new hotel development in the area in 40 years.
    • Developer. Obtained land use entitlements on the 10-acre L.A. Mart site in downtown Los Angeles consisting of a 2.5 million-square-foot project with 1,444 residential units, a 208-room hotel, and approximately one million square feet of commercial space. The project, one of the largest developments in Los Angeles history, required the preparation of an environmental impact report, a development agreement, a community benefits package, substantial community outreach, and complex entitlements, including a General Plan amendment and zone change.
    • Real estate investment firm. Obtained land use entitlements on a Frank Gehry-designed project consisting of 229 residential units and 65,000 square feet of commercial uses. The project was certified by the Governor of California as an Environmental Leadership Development Project, one of only a handful in the state recognized for environmental superiority. The project required the preparation of an environmental impact report and complex entitlements.
    • Independent college preparatory day school. Obtained entitlements for a three-story, 750-space parking structure with an athletic field on top. The project involved negotiations with several community groups and CEQA compliance through the preparation of an environmental impact report.
